Tucked into the native bush of Kaiuma Bay with views over the Marlborough Sounds, this thoughtfully designed holiday home was created not just as a building, but as a place for connection.
Designed in late 2020, the bach comprises two separate buildings connected by a covered deck, an intentional layout that offers both privacy and togetherness. One building hosts the heart of the home, with a mezzanine bedroom or office above and open-plan kitchen, living, and bathroom spaces below. The second pod accommodates two additional bedrooms, offering a peaceful retreat for guests or family.
The circulation between these spaces is more than just movement - it's an invitation to pause, look out to sea, breathe, and connect. With the kitchen integrated into the social spaces, dining flowing into living, and generous openings framing the bush and coastal views, every element of the design encourages interaction and ease.
Built using our panel system, floor, wall, and roof panels, the structure is not only highly insulated and quick to erect but features a striking engineered detail, a LVL portal frame that interlocks with columns and beams to create a dramatic double-height void over the living area.
Construction was led by Kaiuma Bay Builders, now Sounds Like Building, the energetic new team that has taken the reins from long-time local builder Peter Sykes following his retirement. The team has been involved in most residential build within this subdivision and brought their experience and enthusiasm to this project.
This is the second project we've undertaken with these passionate and hands-on clients. The owner, a local artist, has left a personal mark throughout the property, from the design decisions to the carefully curated interior finishes.
Though currently used as a short-term rental, the bach is certainly well-suited for year-round living. Its thoughtful layout, robust structure, and inviting atmosphere makes it a home as much as a holiday spot, a place to stay, connect, and belong.
The bach was designed by Nina Adrian, a long-time collaborator with Potius. This project is one of many successful builds we’ve worked on together, combining smart, site-responsive design with the performance and efficiency of the Potius panel system.
